About North San Diego County Investment Region

The North County Region has more units than any other region. They average the newest. Two bedrooms dominate this segment. A higher percentage of these communities have garages than in the other four areas. The plurality of apartment owners lives here. Multi-family north of Interstate 8 developed in three periods. In Linda Vista, and Claremont Mesa apartments were built from the 1950s to 1970s. The assets range from 10 to 40 units. Oceanside, Vista, San Marcos, Escondido, and Poway built multi-family between 1970s and 2000. Common size is from 20 to 150 units. Mira Mesa, Scripps Ranch and Rancho Bernardo apartments came after 1980. Predictably this 12% of the region’s parcels are more expensive. These $10 million + communities are owned by Real Estate Investment Trusts, REITs, not individuals. North of I 8 has 17% of the county’s total apartment parcels and 36% of the total units.
